For building management companies

The whole building, in one place

Repairs, the reserve fund, notices, house rules and co-owner decisions — without the ten o'clock phone calls and the spreadsheet nobody maintains.

  • A portal for owners and tenants
  • Statutory deadlines and records in one place
  • Works on a phone, nothing to install

residents report a fault when it happens

Everything a manager does daily

Nine modules covering the work from a reported fault to the annual report. Turn on what you use.

Fault reports

A resident reports a fault with a photo; the system categorises it and carries it through to the contractor and sign-off.

Maintenance calendar

Lifts, hydrants, chimneys and gas installations with due dates. A template rolls onto a building in one step.

Reserve fund

Import the ledger, see the balance per flat, chase arrears, and print a payment slip with a HUB-3A barcode.

Notices

Publish to a whole building, to owners only, or to one entrance — with a record of who read it.

Documents

The co-ownership agreement, reports and minutes, with access by role and a version history.

Co-owner decisions

Signature lists and digital voting, counted by ownership share.

House rules

Edit, publish and print the house rules. The company template copies onto every building.

Building info panel

Who to call and what to do, from a stuck lift to bulky waste collection. Printable for the entrance.

Messages and surveys

Resident questions arrive in one place and get assigned. Surveys before it goes to a decision.

What moving over looks like

No six-month project.

  1. 1

    We import your data

Buildings, entrances, flats and owners from a spreadsheet or your current program. Ownership shares stay exact.

  2. 2

    Residents get access

Invitations by email, or a QR poster in the entrance. Anyone without email registers with a printed code.

  3. 3

    Move the conversation across

Notices, fault reports and questions go through the system, each one recorded with a date and a name.

  4. 4

    You see the whole picture

Open faults, due deadlines, arrears and live decisions — per building or across the portfolio.

One system, three views

Everyone sees what concerns them, and nothing beyond it.

The manager

The whole portfolio on one screen, without digging through email.

  • Open faults and due deadlines per building
  • Team members restricted to their own buildings
  • Evidence a notice was delivered and read
  • An export ready for the registry filing

The co-owner

Sight of the money and the decisions that affect their flat.

  • Reserve-fund balance and payment slip for their flat
  • Decisions, signature lists and minutes
  • Building documents and annual reports
  • Registering a tenant for their own flat

The tenant

Everything worth knowing about the building they live in.

  • Report a fault without ringing the manager
  • Notices about works and outages
  • House rules and who to call for what
  • The residents' noticeboard

Common questions

Do we have to move every building at once?

No. Most start with one or two buildings and widen it once the team has the rhythm.

What about residents without email?

They get a printed invitation with a code, or register by scanning the QR poster in the entrance. The manager approves access.

Can we import from our current program?

Yes. Buildings, flats, owners and the reserve-fund ledger import from a spreadsheet or an export.

Does it work on a phone?

Yes — it runs in the browser on a phone, a tablet or a desktop. Nothing to install.

Does it keep track of statutory deadlines?

It keeps the records and warns on the dates: annual report, maintenance programme, statutory inspections and registry filings.

Where is the data kept?

Each management company's data is separated at the system level and never mixes with another company's.
